The Domain is one of Austin’s most distinctive districts — the walkable mixed-use hub in north Austin where high-end apartments sit above ground-floor retail, restaurants, and the entertainment core at Rock Rose, and the crowd is largely young professionals who moved here for the lifestyle and the walk-everywhere convenience. The apartments here are premium, but they’re still apartments — meaning lease terms usually prohibit permanent modifications, and any TV install has to be planned around a move-out inspection that expects the walls to look untouched. So when a Domain resident reached out about mounting a 55″ TV in their living room with clean cord concealment that wouldn’t damage the wall, we knew this was exactly the install where doing it lease-friendly is the whole ballgame.

The setup was a 55″ TV mounted on a low-profile fixed wall mount with a paintable external cord cover running the cables down to the media console. We located and anchored into studs (renter or not, a 55″ TV weighs 40-50 pounds and stud anchoring is the only way to guarantee it doesn’t come off the wall — drywall anchors alone will pull out over time regardless of who owns the wall), set the mount level and centered at proper couch viewing height, and hung the TV cleanly against the wall. The external cord cover was mounted in a straight vertical line down to the console, primed and ready for the resident to paint to match their wall color if they want it to disappear even further. Finished install: minimal wall damage limited to four small mount anchor holes that spackle in five minutes at move-out, TV sitting clean against the wall, cords hidden behind the paintable cover. Lease-friendly, professional, done in the time we quoted.

Apartment TV installs have specific constraints that homeowner installs don’t, and the biggest one is the move-out inspection. Most Austin luxury apartment leases treat any hole larger than a standard picture nail as damage that comes out of the security deposit, and in-wall power kits or full drywall cable channels are usually explicit lease violations. That doesn’t mean you’re stuck with cables draped down the wall to your console — it just means the install has to be planned differently than a homeowner job. External cord covers are the professional lease-friendly solution: they mount to the wall with minimal fasteners, hide the cables in a clean vertical channel, and come in paintable finish so you can match your wall color and make them nearly disappear visually. At move-out, the cover comes off and the small anchor holes spackle in minutes — the same effort as patching a picture nail. Combined with stud anchoring on the mount itself (which is required regardless of who owns the wall because the TV weight is what it is), the entire install is professional, secure, and lease-compliant. That’s the right way to do an apartment install: plan for both the resident’s daily use AND the eventual move-out, without either compromise damaging the wall or leaving cables visible.
